The Board of Director's Executive and General Session meetings are held on the 2nd Monday of the month at 2 pm pacific time in the Clubhouse on the Americana Gardens property.
The Board supports every member's right to attend meetings in person. Yet, due to limited space in the clubhouse, homeowners are encouraged to attend online via ZOOM or call-in to observe the General Session meeting of the Board.
Members are given an opportunity to address questions and concerns near the end of the meeting. Please follow the instructions which are located at the top of the General Session agenda. If you receive a busy signal when you call-in, please hang up and re-dial the Conference number to connect to the meeting.

To help maintain the shared plumbing systems and prevent costly backups and damage, we kindly remind all residents to only put water down the drains. Please do not dispose of grease, oil, fats, or food scraps in sinks or drains, as these substances can harden, clog pipes, and cause severe plumbing issues that affect the entire building.
What to Do Instead:
✅ Allow grease and oil to cool, then dispose of it in a sealed container in the trash.
✅ Wipe greasy pans with a paper towel before washing.
✅ Use sink strainers to catch food particles.
By following these simple steps, we can avoid unnecessary plumbing repairs and ensure a properly functioning drainage system for all residents.

Pursuant to Article 6, which reads "Use Restrictions, (C) Lessee/Tenant Bound by Governing Documents. As more particularly set forth in Article 8, each Owner shall have the right to lease his or her Unit and interest in the Common Area together, provided that such lease is in writing and provides that the tenant shall be bound by and obligated to the provisions of the Governing Documents."
Article 8 Leasing of Unit, (A) Leases Subject to Governing Documents reads "All leases shall be subject in all respects to the provisions of the Governing Documents and any failure by the lessee to comply with the terms of such documents shall be a default under the lease. All leases shall be in writing, shall be subject to the provisions of the Governing Documents and shall include the following language: "THIS LEASE IS SUBJECT IN ALL RESPECTS TO THE PROVISIONS OF THE GOVERNING DOCUMENTS OF AMERICANA GARDENS HOMEOWNERS ASSOCIATION, AND ANY AMENDMENTS TO THOSE DOCUMENTS. THE FAILURE OF LESSEE TO COMPLY WITH THE TERMS OF THE AFOREMENTIONED DOCUMENTS SHALL BE CONSIDERED A DEFAULT UNDER THIS LEASE." Failure of the Owner to include the above language in the lease shall not be a defense to the Owner's or tenant's violation of the Governing Documents."
Therefore, if you rent your unit, you are requested to please complete the Tenant Registration Form and return it with your lease. Or, you may upload/input directly in Appfolio.
